From October 1st 2008 all properties being advertised for rental and tenancy income must have a valid Energy Performance Certificate (EPC)

Landlords will need to provide an EPC which will be valid for ten years, to prospective tenants, the first time they let or re-let a property after EPC October 2008

Letting agents will need to get EPCs for properties they are marketing to new tenants.

Landlords and letting agents can certify property now and as a certificate completed at the moment will be valid for 10 years

The DCLG are considering the longevity of an EPC and it may be less than 10 years for lettings after October.
